Mural advertising in New York City is a hand-painted ad on a building wall, sold with the wall by painters such as Colossal Media and Overall Murals; a wallscape is the printed vinyl version, sold by OUTFRONT Media, Lamar and Clear Channel. The Zoning Resolution treats both as signs. Published New York ranges run from $20,000 to $150,000.
Painted walls are one of the few out-of-home formats in New York still made by hand, and the one where the line between art and advertising is drawn by a zoning definition rather than by taste. This guide covers who paints and sells the walls, how a painted ad differs from a vinyl wallscape and a billboard, what the Zoning Resolution says about paint, and the published ranges. Every figure carries its source and the date it was read, in line with the standard this site applies.
Mural, Wallscape or Billboard: What Is the Difference?
All three are large faces on a fixed structure; they differ in how the image gets there and how long it stays.
| Format | Surface and production | Typical run | Who sells it in New York |
|---|---|---|---|
| Painted mural | Hand-painted directly on a building wall by a crew, from scaffolding or lifts | "Standard lease is 28 days. Many murals remain up far longer" (DASH TWO) | Colossal Media (a Lamar division), Overall Murals; agencies such as DASH TWO and Alt Terrain book them |
| Wallscape | Printed vinyl or mesh hung on a building wall; Lamar describes wallscapes as ads "either painted or attached directly to exterior building surfaces" | "Often run for months or years rather than weeks" (DASH TWO) | OUTFRONT Media, Lamar, Clear Channel Outdoor |
| Billboard | A freestanding or roof-mounted structure built to carry ads, static or digital | Four-week cycles | Clear Channel Outdoor, OUTFRONT Media, Lamar; see the billboard guide |
OUTFRONT's own definition draws the same line: "Unlike billboards which are freestanding structures, wallscapes utilize the walls of existing buildings or structures as the canvases for an advertisement. They can be made of vinyl or painted on" (OUTFRONT, Wallscapes, read 23 October 2026). In practice "wallscape" is the seller's word for the product and "mural" is the word for the painted version of it.
Why New York Treats a Painted Ad as a Sign
Because the Zoning Resolution says so. Its definition of a sign covers any writing, picture, emblem or trademark that "is a structure or any part thereof, or is attached to, painted on, or in any other manner represented on a building or other structure", that "is used to announce, direct attention to or advertise", and that is visible from outside a building (Zoning Resolution §12-10, definition last amended 8 April 1998, read 23 October 2026). Paint is named in the definition. A mural that advertises is a sign in exactly the way a printed board is.
The next definition decides which rules apply. An "advertising sign" is "a sign that directs attention to a business, profession, commodity, service or entertainment conducted, sold, or offered elsewhere than upon the same zoning lot" (same section). A painted ad for a sneaker sold across town is an advertising sign; a painted name over the shop that sells the sneaker is an accessory sign. Advertising signs are permitted only in a handful of commercial and manufacturing districts and are kept away from arterial highways and large parks; the sections and distances are set out in the NYC billboard guide.
The definition has one carve-out: non-illuminated signs "containing solely non-commercial copy with a total surface area not exceeding 12 square feet on any zoning lot" are outside the Resolution. A wall-sized mural is far larger than 12 square feet, so the carve-out does not cover it. Whether a mural with no brand on it is a sign at all turns on the "announce, direct attention to or advertise" test; a brand's logo or product in the painting settles that question. The safest working rule is the one the definition implies: if the wall sells something, treat it as an advertising sign and ask the seller how that wall is permitted.
Zoning says where; the Department of Buildings says who. Companies in the outdoor advertising business must register with the Department as outdoor advertising companies and file an inventory of signs near arterial highways and parks; this site's billboard guide quotes the Department's program page (read 14 September 2026). Ask a mural seller for its registration and for the wall's status in that inventory.

Painters that also sell walls
- Colossal Media, headquartered at 95 North 10th Street in Brooklyn, says it "paints over 500 murals a year for the world's largest brands" and offers "hand-painted walls in major US DMAs" (colossalmedia.com, read 23 October 2026). Lamar Advertising announced its acquisition of Colossal on 7 December 2021 (GlobeNewswire), and in February 2024 Lamar described "its Colossal Media division" allocating a wall display in Williamsburg, where a mural was painted over five days, 19 to 23 February 2024 (Lamar news, read 23 October 2026).
- Overall Murals, at 878 Kent Avenue in Brooklyn, invites brands to "choose from one of our 80+ premium locations" across cities that include New York, and paints murals for brands (overallmurals.com, read 23 October 2026). OOH Today profiled it in July 2020 as a Brooklyn operator with its own walls in Williamsburg (OOH Today, 2 July 2020).
Owners that sell wallscapes
- Clear Channel Outdoor lists wallscapes among its Times Square products on the Times Square Alliance's screens page (read 23 October 2026).
- Lamar Advertising sells billboards, wallscapes, digital and airport media "in all five boroughs, and New Jersey" (lamar.com/nyc, read 14 September 2026), and owns Colossal.
- OUTFRONT Media includes wallscapes in its New York media kit (last revised 10 August 2026, read 14 September 2026) and names parking garages, commercial buildings and hotels as its top wallscape locations nationally.
Agencies book murals and wallscapes across these sellers; DASH TWO and Alt Terrain both publish mural work. How the New York out-of-home agencies compare on public evidence is in the NYC agency guide, and every seller above is checked one by one in the seller directory.
How Much Does Mural Advertising Cost in New York?
From about $20,000 to $150,000 for a New York wall on the published ranges: DASH TWO puts the average New York mural at $25,000 and New York wallscapes at $25,000 to $75,000 a month, and Blue Line Media lists a static wallscape at $20,000 to $150,000 per four weeks. The wall owners publish nothing.
The ranges below are market-level figures compiled from publicly published vendor and industry sources. They are not quotes, and they are not the rates of any single network. Always get a written quote before budgeting.
| Publisher | What is priced | Published figure | Unit and date read |
|---|---|---|---|
| DASH TWO (agency) | Average mural price, New York | $25,000 | per campaign; "standard lease is 28 days"; read 23 October 2026 |
| DASH TWO | Mural campaigns, all markets | $15,000 to $30,000 | "most campaigns"; read 23 October 2026 |
| DASH TWO | Wallscape, New York City, painted or printed vinyl | $25,000 to $75,000 | estimated monthly cost; read 23 October 2026 |
| Blue Line Media (reseller) | Static wallscape, New York City | $20,000 to $150,000; average $85,000 | per four weeks, $5,000 minimum spend; read 14 September 2026 |
| Colossal Media, Overall Murals, OUTFRONT, Lamar, Clear Channel | Any wall | No price published | quote only |
Production is the variable that the media figure hides. DASH TWO notes that a simple logo on a 10 by 15 foot wall is priced differently from a ten-story portrait, because size and detail mean more scaffolding, more painters and more time. Ask for media, design, painting or printing, and removal or repainting as separate lines.
What to Ask Before You Book a Wall
- Whose wall it is: the building owner, and whether the seller leases the wall or is booking it for one campaign.
- How it is permitted: the zoning district, whether the wall is an advertising sign location, and the seller's outdoor advertising company registration with the Department of Buildings.
- Paint or vinyl: painting takes days on site; vinyl is printed off site and hung. Ask for the painting or installation dates and the weather allowance.
- The run: the lease length, what happens if the mural stays up after it, and who paints it out or takes it down.
- Proof and audience: dated photographs of the finished wall and the audience figure the seller uses, with its source and year.
A Street-Level Alternative to a Painted Wall
A wall stays on one corner for a month or more and is seen by whoever passes it. For the streets around that corner, a moving format adds frequency without a second wall: Firefly sells digital taxi tops and full, partial and door wraps on vehicles in New York, and a digital top can be scheduled to play by neighborhood and time of day. Used together, the mural is the landmark and the vehicles carry the same creative through the blocks around it.
Frequently Asked Questions
What is mural advertising?
A hand-painted advertisement on the side of a building or another large surface, painted on site by a crew and sold for a set run with the wall. In New York the painted walls are sold mainly by Colossal Media, a Lamar division, and Overall Murals, both in Brooklyn; the printed vinyl version is called a wallscape.
How much does a mural ad cost in NYC?
DASH TWO puts the average New York mural at $25,000, with a standard 28-day lease, and New York wallscapes at $25,000 to $75,000 a month (read 23 October 2026). Blue Line Media lists a static New York wallscape at $20,000 to $150,000 per four weeks (read 14 September 2026). The wall owners publish no prices, and none of these is a quote.
Is a painted mural with a logo an advertisement under NYC zoning?
Yes in practice. Zoning Resolution §12-10 defines a sign as anything painted on a building that is used to announce, direct attention to or advertise, and an advertising sign as one promoting something sold elsewhere. A brand's logo or product on the wall meets that test, so the wall follows the advertising-sign rules on districts and distances.
Do you need a permit for a mural ad in New York?
The wall has to be a lawful advertising sign location under the Zoning Resolution, and companies in the outdoor advertising business must register with the Department of Buildings. Those rules apply to painted ads as they do to printed ones. Ask the seller for its registration and how the specific wall is permitted before you book.
What is a wallscape?
An advertisement on the wall of an existing building rather than on a billboard structure, usually printed vinyl or mesh hung on the wall, sometimes painted. OUTFRONT names parking garages, commercial buildings and hotels as typical wallscape locations. In New York, wallscapes are sold by OUTFRONT Media, Lamar and Clear Channel Outdoor.
How long does it take to paint an advertising mural?
It depends on size and detail; no seller publishes a standard schedule. One documented example: Lamar reported that a mural on a Colossal Media wall in Williamsburg was painted over five days, 19 to 23 February 2024. Ask for the painting dates, a weather allowance and the date the finished wall will be photographed.
The Bottom Line
Mural advertising in New York is billboard advertising that someone paints, and the Zoning Resolution treats it exactly that way: a painted ad for something sold elsewhere is an advertising sign, with the same district and distance rules. Two Brooklyn companies paint and sell walls, three national owners sell the vinyl wallscapes, and the published New York ranges start around $20,000. Check the wall's status before the creative. For posters instead of paint, see the wild posting guide; for every other format, the city-wide format table.

Market, timing and the format decision still open. A person reads every brief and replies with questions, not a rate card.
Four lines make a brief
- Where. The neighborhood, and whether the wall should be painted or vinyl.
- When. The day the creative has to be live, and the day it comes down.
- How much. A band is enough; nobody here needs the final number.
- Judged on. Reach, footfall, search lift or sales: the number your boss will ask for.
The reply names the units that fit and the published ranges behind them, with the source for each. This desk prints no rates of its own.
